Things That Can go Wrong With in a Real Estate Transactions

Anyone who has ever been a part of any transactions realizes that there are so many different things that could go wrong. Any where from a bad inspection, to a house not appraising, or even to a buyer simple wanting to walk after they had realized that the house they are about to buy isn’t them. Hiccups and little fires are always going to happen, the key in to getting through them with the right knowledge. Here are a couple of problems that arise and some solutions to getting through them.

1) The obvious first item that comes along is the offer and getting under contract. The “fire” that comes along here is low asking problems. In today’s down market of Real Estate, many listing agents and their sellers are experience a long time on market and then once they are finally able to get an offer on their property is a low asking price. This is usually really tough on sellers since they most likely already had their home listed at a lower price then what they want. The key in getting through this is making sure you have an experienced agent who has strong negotiation skills and having an agent who is skilled in listing homes at a price that fits perfectly with the house along side the competition. If both of these things are done properly, a seller should be able to get through this process with ease.

2) The next “fire” that arises in the whole under contract process is the inspection. There have and always will be cases in which a deal will be killed after an inspection. This ending could happen after a few different ways. First after the inspection, the buyer and their agent could realize that there are so many problems or simply one major problem that they find to be impossible to overcome. At that point they will choose to terminate the contract on the inspection notice. The other reason would be the case where the two sides weren’t able to get to a reasonable agreement. The key to getting through inspection is first of all knowing where there might be some problems with your property and know that you will have to deal with those things. The other thing that will help you get through inspection is being able to be stern but also reasonable. Like I said before, you need to realize there most likely will be some kind of problem with your home, and the buyer will want that to be fixed. On the other hand, you need to make sure that you don’t get walked all over and once again make sure that your agent is a capable negotiator in making sure that you get the best deal possible.

One other item that I would like to briefly mention is the loan conditions. When a buyer is looking to purchase a house, along with working with a real estate agent, the buyer should be working a lender. Also usually before the offer is even put into place, the buyer is going to have a “pre-approval” letter that will make sure the buyer is in their “purchasing range.” So most likely the buyer should be good to go, but something always could come up in the whole loan process. There really isn’t much you can do when it comes to controlling this whole process but hope that the buyer is using a good lender.

Overall, the real estate process is one that many think is simple and flawless but the truth is there are many hurdles that will need jumped, but with the right real estate agent and team, the process will be smooth for you!!!
